Lead Facility Technician

JOB SUMMARY

The Lead Facility Technician will perform more complex building and grounds maintenance service or repairs in several skill areas including plumbing, carpentry, painting and plastering, machine servicing, electrical repairs or installations, vehicle servicing, HVAC and boiler maintenance.  This level of maintenance worker acts independently and you will give general guidance to our other two Maintenance Workers in our team.

 

 

JOB DESCRIPTION:

  1. Maintain building equipment, systems, environment and grounds by identifying problem areas and taking appropriate steps to replace or repair.
  2. Perform plumbing tasks, replace fixtures and worn parts, clear clogged drains and solder broken or replaced pipes.
  3. Perform electrical wiring to install pumps and motors, replace fixtures, replace light bulbs and fuses and service ESD electrostatic grounding system in assembly areas.
  4. Patch or replace plaster or plaster board, paint walls, ceilings and trim.
  5. Set up and take down tables and chairs for special events.  Set up and maintain work tables, benches, shelves and other furnishings.  Move office furniture, file cabinets, fixtures, etc. during relocations.  Place and remove material to and from off-site storage facility using company van or rental vehicles.
  6. Maintain building exterior presence by keeping the grounds clear of debris and clearing snow from the sidewalks in the winter.
  7. Use hand tools, power tools and machine tools to fabricate or repair parts and equipment.
  8. Install, adjust or move mechanical equipment and perform minor troubleshooting as needed.
  9. Replace air conditioner filters and conduct routine services on HVAC equipment. Refrigeration experience to trouble shoot and provide preventative maintenance to our air conditioner and humidifer systems is preferred.
  10. Perform preventive maintenance and ordering parts for our building boilers, air compressors, vacuum pumps, heat pumps, humidifiers and dryers, exhaust fans, compactor hydraulics, fork lift and lift trucks, lawn and power equipment, snow blowers, switches, latches, locks and fixtures. We utilize Facilworks to keep track of our preventative maintenance plans on all of our building equipment. 
  11. Operate a forklift and a powered lift in various facility applications and repairs.
  12. Test emergency battery backup system, security systems and emergency lighting.
  13. Monitor hazardous waste collection and proper disposal practices to ensure compliance with all applicable regulations.  Maintain records as needed.
  14. Follow all safety guidelines and report unsafe conditions to supervisor.
  15. Complete other assignments and special projects as requested.

 

JOB QUALIFICATIONS

  • Associates or Vocational Technical School education OR certification and specialized training in HVAC, boiler maintenance, and hazardous waste handling and disposal is required.
  • Refrigeration experience to trouble shoot and provide preventative maintenance to our air conditioner and humidifer systems is preferred. 
  • Two or more years of maintenance experience with applicable and demonstratable knowledge is required. Computer experience is required to run our Facilworks preventative work software and facility maintenance requests.
